Contract logistics in a BREEAM Outstanding distribution center
The BREEAM Outstanding certificate is provided to buildings with a high sustainability level as its main feature. In 2019 Oldenburger|Fritom opened a new distribution center in Veendam according to the highest BREEAM-rating: 5-star Outstanding. Guided by our motto "Shaping the Future of Logistics" we had a second BREEAM Outstanding distribution center built in Veendam in 2024. In addition, we had our main warehouse in Veendam upgraded from BREEAM In-Use Excellent to Outstanding. BREEAM (Building Research Establishment Environmental Assessment Method) was introduced in 1990 by the British BRE (Building Research Establishment). It is the most used method to determine the sustainability level of buildings. Next to countries like Germany, Sweden, Norway and Spain, the Netherlands adjusted the BREEAM method to national rules and regulations.
To obtain a BREEAM-NL certificate an independent assessment is carried out. The used rating method contains 9 different subcategories. These each have their own rating factor:
A maximum of 10 innovation points (10%) can be added to this. The end score is then qualified by giving 1 to 5 stars.
In 2018 Oldenburger|Fritom built a state-of-the-art distribution center in Veendam according to the highest BREEAM level Outstanding (5 stars). According to the latest sustainability criteria there was no gas connection installed. Instead a heat pump and a solar park with 1,600 solar panels were installed.
These and other sustainable provisions make our distribution center not only energy neutral but also hydrologically neutral, scoring 97.3% on the BREEAM-NL scale. As a result, our distribution center belongs to the top of sustainable buildings in the Netherlands.

On January 29, 2024, Oldenburger|Fritom, part of the Fritom Group, signed the construction contract for a second distribution center according to the highest BREEAM level in Veendam: 5-star Outstanding. Bouwgroep Noord, based in the Dutch city of Drachten, and Hardeman, based in the Dutch city of Veenendaal, realized the new construction.

At the beginning of 2025, the distribution center was completed according to the latest, and stricter, BREEAM-NL New Construction 2020 v1.0 standard.
The BREEAM Outstanding certification perfectly completes our sustainability aspirations. That is why we upgraded our main warehouse and office building in Veendam from BREEAM In-Use Excellent to Outstanding in 2024. At the beginning of 2025, our warehouse was the only BREEAM In-Use Outstanding warehouse in the Netherlands and it belongs to the top 10 most sustainable buildings worldwide according to BREEAM In-Use.
